Cushman & Wakefield’s property and asset management business provides national services to investors, property companies, developers, the public sector and occupiers. Our team is comprised of more than 100 property consultants and accountants operating out of London, Birmingham, Manchester and Scotland. They handle more than 3,000 properties and 8,000 tenant relationships each year. Our commercial property management experts operate within sector-specialist teams focusing on retail asset management, Central London, estates, and national portfolios.
Solutions to our clients’ requirements include the provision of dedicated, multi-functional teams. For example, we provide a dedicated customer service property management function to Regent Street Direct on behalf of the The Crown Estate, and estate management services to the London Borough of Islington in respect of assets covering an administrative area of over 5.75 square miles. We look after national portfolios on behalf of Tesco Pension Fund and The Wellcome Trust. Our occupier-led teams provide national coverage on operational and surplus portfolios for clients such as Orange and RSA. We provide niche facilities management at the headquarters of Burberry, Ford and MUFG.
Our commercial property management services include the collection and handling of £465 million of rents on behalf of our clients. We also carry out the associated financial reporting through Yardi Voyager, our global property and accounting management software platform. Annually, we reconcile £69 million of service charges for our clients, while day-to-day activities include tenant liaison, lease administration and property inspections.
We believe that premium service delivery and customer care helps developers to differentiate their product to prospective occupiers and leads to improved tenant retention. This is demonstrated by our appointments on Heron Tower to provide six star service delivery and property management services for Heron International, and Regent Street for The Crown Estate.
Across the UK, Cushman & Wakefield’s commercial property management experts provide facilities management services to 23 million sq ft of offices, public realm, business parks and retail parks. Some 100 area estate managers and key site-based staff operate a long-term procurement strategy to deliver value for money. This features competitive tendering and negotiation of direct and outsourced services of £69 million annually. On site service delivery is performance-managed using sound protocols and systems to achieve reliable and consistent service delivery. It is fully supported by our in-house engineering management consultancy, health & safety compliance and risk management systems.
Sustainability is at the core of all of our commercial property management activities. We have developed and introduced a number of innovative environmental compliance initiatives for clients who are concerned with Corporate Social Responsibility, for example Hermes, Hammerson and The Crown Estate. We provide comprehensive service line advice on Environmental Standards and BREEAM assessments, asset rating such as Energy Performance Certificates and Display Energy Certificates. We have also structured a management solution for clients with statutory Carbon Reduction Commitment (CRC) obligations.
